First impressions are the best.
Ensure the external façade of your property is in good order. Paint where required, clean all the windows and replace broken blinds and tattered curtains.
If it needs fixing – fix it.
Repair the basic things such as leaking taps, broken fly screens, cracked windows, light globes etc. Buyers see small minor repairs that are obvious and start looking at the entire property through a microscope. First impressions should be positive.
De Clutter
De-clutter every room, remove items that you do not need, make the home appear bigger and brighter by removing all the clutter you can.
Let the light in
Always have curtains and blinds open to let as much natural light in as you can. There is no substitute for natural light. If your home has wide verandas that limit natural light install a skylight or a dome light. They are not expensive considering the positive impact is has on lighting up your home.
Renovate – Is it necessary before selling?
You have to consider the cost of renovating versus the anticipated return you are likely to achieve. Sometimes renovating simply delays the selling process and minimises the return on investment. However minor repairs should be attended to.

It’s amazing what a fresh coat of paint will do to brighten up a room. Above all make sure the person doing the painting is competent and experienced as nothing looks worse that a poor paint job. Keep the colours interesting and neutral to appeal to a broad range of potential buyers.
The home must smell fresh
Be aware of simple things that will put buyers off such as dirty ash trays. Dog or cat odours can be a psychological turn off. Allow time before inspections to overcome any bad odours.
The lawns & Gardens
Ensure that you have all the weeds removed and fresh mulch in the gardens. Have all the edges trimmed and lawns nicely mowed on a regular basis. The outside presentation is the first thing buyers observe before the internal inspection.
Which agent to select?
When it comes to selling you need an agent with local experience and expertise. Ask them to provide you with the names and contact details of their last 10 vendors. You can ring their previous clients and get honest feed back on the experience they had with the agent. Good agents will not have a problem providing details of their most recent clients in chronological order.
